The following are the fees one can normally expect to have to pay when purchasing a property.

Legal Fees

Solicitors will deal with standard legal issues including Property Searches, registration of title, exchange of contracts etc.

Valuation Fee and Surveyors Fees

Lending institutions will require a professional valuation of the property and in some cases it may be necessary to undertake a structural survey, depending on the condition of the property. Valuation fees start from £100 approx plus VAT. Surveyors fees will depend on size and condition of the property.

Financial Institution Fee

When choosing a mortgage lender it is important to check if any fees will apply, typical charges include Application, Acceptance, Administration and legal fees.

Auctioneers Fee

Where the purchaser is also selling a house there will be an auctioneers fee for the sale of their own house only.
